Kianawah Estate: Resilience by Design

Why Kianawah Residents Are Still Smiling After Ex-TC Alfred

With construction now complete and residents settled into their new homes, we’re proud to officially wrap up our latest residential community – Kianawah Estate.

Black and grey house

Located in Wynnum West, Kianawah is the result of considered planning, innovative engineering, and a commitment to delivering enduring value to our buyers and the wider community. Like all Fiteni projects, this development was designed to maximise livability and resilience, all on a parcel of land with complex stormwater constraints.

While the site posed challenges early in the planning phase, it also offered us an opportunity to do what we do best… Identify potential in overlooked locations and unlock them with quality infrastructure and thoughtful design. In partnership with engineers and landscape architects, we created elevated homesites with natural outlooks, improved water management, and preserved green spaces for long-term environmental care.

In fact, nearly three-quarters of the original site was allocated to public ownership to manage environmental outcomes and enhance stormwater functionality. This transformed the area into a peaceful, connected, and well-serviced community.

Kianawah builds on our long history of Fiteni’s successful land developments in South East Queensland. One of the most notable examples is The Crossing at Redland Bay. Here we we converted another stormwater-affected site into a successful and resilient estate. This was recognised by the Urban Development Institute of Australia (UDIA) in 2018 and 2022 for excellence in residential subdivision.

After the recent extreme weather conditions brought by tropical cyclone Alfred, we were delighted to receive this feedback from one of our happy Kianawah owners:

I wanted to let you know that our house and the estate held up really well in the recent cyclone. This area was previously impacted by stormwater issues and I know the team undertook significant earthworks. Please pass on our thanks to the larger Fiteni team.

As a family business with over 45 years of experience, we’re proud to continue delivering communities that stand the test of time. If you’re just discovering Fiteni, you can also explore some of our Communities. Here we showcase our previous estates and demonstrate the high standards we bring to every development.

Kianawah is now complete – but our story continues. We look forward to welcoming new families into our future communities across Brisbane’s bayside, the Redlands Coast and beyond.
