We’re excited to update the Redlands community on the progress at Botanix, as this project continues to spark local interest. The Botanix Master Plan received Redland City Council approval on 17th July 2024. Since then we’ve been busy behind the scenes, preparing to transform this beloved site into a vibrant, welcoming neighborhood.
What to Expect from Botanix
Our vision for Botanix is to create a dynamic new community with a range of homes, eateries, retail spaces, and health and wellness facilities, all surrounded by lush green spaces. Here’s a snapshot of what’s to come:
- Housing Choice: Botanix will feature a variety of homes to suit the diverse needs of our community. The development features a mix of architecturally designed detached homes, double-story terraces, and mid-scale apartments, all echoing the relaxed coastal vibe that defines Redlands.
- Vibrant Dining, Retail, and Community Spaces: At the heart of Botanix will be a lively mixed-use precinct. Expect bars, eateries, and retail spaces at ground level, with wellness facilities above. This area will also boast a spacious public plaza, a pedestrian avenue, and park spaces for all to enjoy.
- Green, Leafy Character: Embracing the green character of the area, Botanix will feature a central tree-lined boulevard, pocket parks, leafy pathways, and a link to the Northern Greenway for easy pedestrian and cycle access.
- Infrastructure Contribution: Botanix will generate approximately $10 million in infrastructure payments for Redland City Council. These funds will be used for upgrades across the Redlands.
So, What’s Next?
Site Preparation: Starting in late 2024, we plan to begin preparing the site while retaining the central buildings for the time being. We will eventually relocate and repurpose the iconic steel structure as a feature of the new community plaza.
Design, Civil Works, and New Park: We are currently working on detailed designs for the western side of the site, which will host the first neighborhood. By the second half of 2025, we expect to commence earthworks, lay roads and services, and create a new public park near the corner of Pitt and Nelson Road.
The First Neighborhood: The western end of Botanix will be the first to welcome residents. This neighborhood will include detached double-story homes along Nelson Rd, as well as terraces and duplexes, all thoughtfully designed. We anticipate the first residents moving in around late 2026 to early 2027.
Future Neighborhood and Community Precinct: Over the coming 5-7 years, Botanix will grow to provide homes for around 300 households. As we develop, the eastern end will transform into a bustling mixed-use precinct. It will feature retail, health and wellness services, and community gathering spaces.
